THE LOYAL HOMEBUYER PROGRAM

Every year, we will help you pay for 3 to 5 months’ worth of your home loan’s principal payments, for the duration of your approved loan term.
MECHANICS:
  1. This program is applicable if you are:
    1. A new client with a duly reserved unit starting August 27, 2018 until December 31, 2018 only
    2. An account qualified for a home loan from an accredited bank
    3. Client has fully paid with down payment (10% for Filipino buyers; 30% for non-Filipino buyers) and all fees and transfer taxes to the developer, and has started paying for the home loan’s monthly amortization
    4. First rebate shall be released after the homebuyer completes nine (9) monthly amortizations
  2. The rebate will be computed based on the loan amount and will assume:
    • Php 50,000 per month for 5 months per year for every year of principal* for loans 11-15 years (Assuming Php10M unit, with a Php 9M loan, with a term of 15 years, this totals Php 3,750,000 payable over 15 years)
    • Php 75,000 per month for 4 months per year for every year of principal* for loans 6 -10 years (Assuming Php10M unit, with a Php 3M loan, with a term of 10 years, this totals Php 3,000,000 payable over 10 years)
    • Php 150,000 per month for 3 months per year for every year of principal* for loans 1-5 years (Assuming Php10M unit, with a Php9M loan, with a term of 5 years, this totals Php 2,250,000 payable over 5 years) *Excludes interest
  3. Processing of rebate will start upon submission of the following documents:
    1. Formal letter of request
    2. Latest Statement of Account (SOA) from financing bank
    3. Valid ID with specimen signature
  4. This program is applicable to the following properties:
    • Century Spire (Pre-selling)
    • Acqua Private Residences (RFO – Niagara, Sutherland, Dettifoss Towers) (Select pre-selling units - Iguazu Tower)
  5. Rebate cannot be assigned or transferred to a third party
  6. Rebate is co-terminus with client’s payment term with the bank. If client decides to fully pay early, rebate program will also be terminated.
  7. Any incidental fees incurred on disbursement of rebates will be for client’s own account.

TERMS AND CONDITIONS
  • The Century Properties Loyal Homebuyer Program (the 'Program') is a program launched by Century Properties (“Century”) to provide assistance to its homebuyers in paying their bank loan, the proceeds of which are used to purchase a unit in selected development properties of Century. The assistance will be given in the form of rebates of a portion of the purchase price paid by the homebuyer.
  • The following are the terms and conditions of the Program:
Section 1. Qualification. This program is applicable if all the following conditions are met:
  • You are a new client who has duly reserved a unit in the selected development projects of Century (see Section 3) starting on August 27, 2018 until December 31, 2018 only;
  • You have secured and have been qualified for a home loan financing (“Bank Financing”) from an accredited bank (see Annex “A”). The base loan amount of the Bank Financing must either be (1) ninety percent (90%) of the purchase price (with the ten percent [10%] paid through down payment to the developer) for Filipino buyers; or (2) seventy percent (70%) of the purchase price (with the thirty percent [30%] paid through down payment to the developer) for non-Filipino buyers;
  • You have fully paid your down payment, all fees and transfer taxes to the developer, your bank has fully taken out your account with the developer, and you have started paying the monthly amortization of your Bank Financing; and
  • You have to remain “current” or “updated” with your Bank Financing to qualify for the release of the rebates.
Section 2. Amount of Rebates. The amount of the rebates will be based on the loan amount and will be computed as follows:
  • 5 months per year for every year of principal* for loans 11-15 years
  • 4 months per year for every year of principal* for loans 6 -10 years
  • 3 months per year for every year of principal* for loans 1-5 years

  • a. Assuming Php10M unit, with a Php 9M loan, with a term of 15 years, this totals Php 3,750,000 payable over 15 years
  • b. Assuming Php10M unit, with a Php 9M loan, with a term of 10 years, this totals Php 3,000,000 payable over 10 years
  • c. Assuming Php10M unit, with a Php9M loan, with a term of 5 years, this totals Php 2,250,000 payable over 5 years
Section 3. Selected Development Projects. This Program is applicable to the purchase of units in the following Projects:
  • Century Spire (Pre-selling)
  • Acqua Private Residences (RFO – Niagara, Sutherland, Detifoss Towers) (Select pre-selling units - Iguazu Tower)
Section 4. Release of Rebates. The rebates will be released as follows:
  • a. First rebate shall be released after the homebuyer completes nine (9) monthly amortizations;
  • b. Succeeding rebates will be released every twelve (12) months and for up to a maximum period of fifteen (15) years thereafter.
  • c. One-time release of rebate every twelve (12) months:
    1. 3-months worth for 1-5 years loan term
    2. 4-months worth for 6-10 years loan term
    3. 5-months worth for 11-15 years loan term
  • d. Rebate is co-terminus with client’s payment term with the bank. If client decides to fully pay early, rebate program will also be terminated.
  • e. Any incidental fees incurred on disbursement of rebates will be for client’s own account.
Section 5. Processing of Release of Rebates.
  • a. Homebuyer shall submit a written formal letter of request to Century’s Documents and Collections Group (DCG) with the following attachments: i. Latest Statement of Account (SOA) from financing bank ii. Valid ID with specimen signature
  • b. Release will be prompted by client’s request and will be in a form of check payable to the client.
  • c. One of the requirements to receive the rebate is to have a “current” or “updated” status with the financing bank. Clients will have to submit their SOA for prior verification by DCG. Century is not allowed to get the client’s SOA from the bank.
  • d. DCG will handle the request, verify the documents and file a request for payment to Century’s Accounting Office. Check releasing will be handled by Accounting.
  • e. Upon submission of complete and valid documents, check processing will take approximately thirty (30) calendar days. Releasing of checks from the Accounting will be on every second and fourth Friday of every month.
Section 6. Other Terms.
  • a. Entitlement to rebates shall be solely dependent upon the buyer’s compliance with the mechanics of this Program and not on the profitability or performance of Century on any of its business ventures.
  • b. Entitlement to receive the rebates may not be assigned or transferred to a third party.
  • c. Buyers paying through a SPOT Cash payment term are NOT qualified to join the Program.
  • d. If the client misses one or several monthly amortizations with the bank, and the bank has not declared the client in default, he or she needs to update payments and show proof thereof before the rebate is released.
Examples (Five-year Loan Term):
  • If a client missed paying the first month of amortization under Year 1 but catches up in full by month 9, the client can still request for the rebate for months 10 to 12.
  • If a client missed paying the 14th month of amortization under Year 2 but catches up in full by month 20, the client can still request for the rebate for months 22 to 24.
  • I hereby agree, understood and warrant that the Program, as outlined above, only grants rebate of a certain portion of the purchase price for qualified homebuyers, and does not offer any form of investment or any financial scheme, of any kind whatsoever, for the purchase of a unit.
