Century Properties Expands In QC

Century Properties Group, the real еstatе developer that brought the famous Trump brand in the Philippines, has identified Quezon City as the next location for their strategy to expand its residential projects – from luxury and middle-income segments to the affordable residential market. Its first project in that city will be a residential project in Commonwealth Avenue.

Marco R. Antonio, Century Properties President and CEO, said in an interview that Quezon City’s many positive economic indicators has made it part of the company’s growth strategy.

“Quezon City is the second largest city in the country, with a population of almost three million. Second, the population per square meter is very low compared to other areas of Metro Manila. Third, its land can be developed for urban sprawl because it has low population density. And lastly, it has many good locations,” he said.

He said that based on their study, the average income in Quezon City is 31 percent higher than Metro Manila. The average income level of residents in QC is also 300 percent higher than residents all over the country. That means people living in Quezon City have disposable income they can invest in real еstatе.

Another growth factor of the city is the booming central business districts of Business Processing Outsourcing companies. Complementing that is the development of transportation facilities to service the growing business districts.

“An MRT stop will be built right across Ever Gotesco in Commonwealth, which is a walking distance from our first residential project. So if you live in Commonwealth, you live near transportation facilities that will link you to key central businesses districts,” he said.

The company, known to develop residential projects in key central business districts such as in Makati, Ortigas, and Taguig, will continue the same luxury style in their first project in Quezon City.

That project is the eight-tower community named “The Residences at Commonwealth by Century.” The R4.1 billion project will introduce new innovations that redefine the standards for residential living in Quezon City.

“We surveyed other residential properties around the city and we found many common projects. So we will offer a different product to separate us from the rest,” Antonio said.

The Century project has designed ‘livable and lovable’ unit layouts with extended balconies, distinctive amenities, open spaces, lush greenery, and waterscapes.

The waterscapes feature will be designed by Broadway Malyan, the company who created the man-made beach in Azure Urban Resort Residences and rainforest-infused condominiums, with Century’s in-house architecture team.

The new address will present the Commonwealth area’s first vertical village, combining new architecture and state-of-the-art engineering with landscaping and waterscaping designs. The project will allot 20 percent for residential and 80 percent for open spaces, gardens, and amenities.

The development’s eight residential towers are named after the prominent personalities of the Commonwealth period. The Osmeña West, the first building, will rise with 11 floors opening 200 units. The target completion will be in 2015. Succeeding buildings such as the Quezon, Roxas, Osmeña, and Quirino towers will rise to as high as 22 stories.

Antonio said units come in suites and one-bedroom configurations that range from 21 to 49 sqm with an average price of R80,000 per sqm, while the two-bedroom units from 64 to 72 sqm worth R5 million.

“According to recent reports by property analysts, there remains a huge demand for housing in the Philippines. By entering the affordable price category, we would like to tell home buyers that we created premium affordable residential projects for them.”

As the development is situated on a sloping landscape, the towers’ heights will also ascend as the terrain drops. Select balconies will have private floating gardens that add to the beauty of the building’s façade. Within each building will also have public greenscapes in the form of box, vertical and roof gardens.

“The residential property is proximate to Commonwealth Avenue but the location is quiet, serene, and spectacular at certain angles. Future residents can view the length of Commonwealth Avenue fade into the horizon of Fairview in the north, Sierra Madre and the hills of Antipolo at the east, a vibrant skyline of Pasig at the South, and the Commonwealth area at the west,” Antonio said.

The project will have waterscapes that are divided into three sections. These are called Commonwealth Pool, Commonwealth Rapids, and Commonwealth Waterfalls. Other unique spaces are two basketball courts, sunken badminton courts, and bootcamp area.

The residential community will also have unique amenities like The Orchard or three tree houses shaped like apples; a multi-level clubhouse that houses a crèche or day care center for toddlers, kindergarten for kids, study and library, advanced learning center, arts and crafts studio, dance studio, cooking studio, school of rock, and a screening room. There will be a gym, fitness center with salon and spa, yoga deck, hall, chapel, a terrace, and roof deck.

“When it comes to innovations, Century has a unique and distinct DNA. Our goal is to bring innovative amenities and lifestyle to the affordable market. Our intent here is to capture the imagination of the buying public without forgetting that financial affordability is one of the main drivers of their decision making,” he said.
